Living in a flat or leasehold apartment does not exclude you from the OZEV grant. Since April 2022, the UK government specifically redesigned the EV Chargepoint Grant to include flat owners and leaseholders — recognising that this group faced the greatest barriers to home charging.
Do Flat Owners Qualify?
Yes — if you own or rent a flat and have access to designated private off-street parking, you qualify for up to £500 toward EV charger installation. You must obtain written permission from your freeholder or managing agent before applying. Confirm the rest of the criteria in our full eligibility guide.
Step-by-Step Guide for Flat Owners
- Confirm you have designated, private off-street parking (allocated bay or garage)
- Check your EV or plug-in hybrid is on the OZEV-approved vehicles list
- Contact your freeholder or managing agent for written permission to install a chargepoint
- Get a quote from an OZEV-authorised installer
- Apply on the gov.uk Find a Grant platform — you apply directly since April 2026
- Await OZEV confirmation before beginning installation
- Installer completes work; grant deducted from your invoice

Getting Freeholder Permission
Written permission must name you, your address, and grant permission for the specific chargepoint installation. Many freeholders are receptive — EV chargers increase property desirability and value, and may also qualify for the Residential Landlord grant if the freeholder installs communal charging.
If your freeholder refuses consent unreasonably, legal remedies may be available under the Leasehold Reform Act. This is advisory — consult your solicitor or the Leasehold Advisory Service (lease-advice.org) for guidance specific to your situation.
Communal Charging Solutions
Where individual chargers are not feasible, freeholders can apply for the Residential Landlord Grant to install shared communal EV charging points. techtron® offers the EVU7 NEO Untethered for communal bay installations.
Recommended techtron® Chargers for Flats
- EV7 EVO (7 kW) — compact, wall-mounted, ideal for allocated parking bays
- EVU7 NEO Untethered — suits communal areas and shared schemes
- EVP3-3+ Portable Charger — flexible solution where fixed installation is temporarily restricted
Once your permission letter is in hand, follow our step-by-step OZEV application guide to submit your claim.
